The maintenance team was very responsive and quick to take action for various requests raised. This was supported by Jayson and the affiliated administration team, ensuring that all affairs were dealt with on a timely basis and with good quality.
Overall we have had a pleasant stay at Alameda and the presence of a well equipped gym and a regularly cleaned swimming pool really enhances the experience
Have been living here for two years. Decent apartment and interior, but the security situation of this place has gone down hill drastically in the past year. It's not safe anymore! Bikes and packages can be stolen right outside of your apartment.
Update: The security situation has only deteriorated. Underground GATED garage got broken into this morning. Cars got vandalized and properties stolen. The guy at the leasing office is competent and keen to help, but it feels like it's too much work for a single person and they need to take on too many requests.
Beautiful community, quiet neighbors, very safe! Asher and Courtney were super helpful with my move process. My apartment is nice and spacious (high celings helps). I feel safe with gated property and security patrol at night. Walkable to lots of restaurants and shops.
The leasing team had very good service and the consultant Asher was very responsive to help me settle down the application process and the move-in. I really appreciated the hard work of leasing team, especially Asher!
I’ve lived in 3 Avalon communities in 3 cities in 3 years, and mostly it has been a good experience. However, this apartment is not up to the standard as the other ones, especially for the price.
Pros:
1. The apartment is close to Caltrain and downtown, close to Orange theory and some food places. Location is amazing
2. The apartment is spacious and the layout is pretty good.
3. The front office staff is pretty good. The maintenance staff is somewhat responsive. Some of them are not very competent but they do what they can.
Cons:
1. The noise cancelation is VERY POOR. We can hear upstairs and downstairs neighbor clearly. There are a couple guys with super loud cars waking everyone up at 7 am every day as they go to work. And on Tuesdays the trash collection also wakes everyone up at 7. So if you want to be a morning person this place is amazing for building that habit.
2. There seems to be a persistent smoking problem, despite the staff’s best effort in resolving it we can rarely open our windows.
3. The maintenance staff is ok but the installation staff is very bad. When we first moved in the fridge didn’t work, the dishwasher didn’t dry the dishes, the drain was clogged, the toilet was leaking, the closet door fell out, and half the electric stove didn’t work. They did a terrible job inspecting the apartment between tenants and I have to file numerous maintenance requests to get everything fixed, including fixing the fridge myself by googling it’s maintenance manual.
4. It doesn’t have elevators so moving is a pain. It doesn’t have bike parking either.
5. The renewal agent tries to strong arm us into a rent increase even though the same layout in the same complex on the top floor is cheaper. The price is not worth the apartment given the market rate.
Overall I’m very very disappointed with the experience. This is suppose to be their “flagship” complex but it’s very bad.
After vising lot of places, we decided to visit Avalon on the Alameda and ended up renting it. Leasing team is quite supportive and available throughout. Special shoutout to Jayson, he’s been super supportive and helpful. Areawise this neighborhood is quite safe even till late night, lof of cafes and shop around the place. Good amenities, specially the pool.
Good service from leasing team and well maintained gym , few complains like washroom near gym as they don’t clean it regularly and every month one or the repair keeps services not available like jacuzzi on avg 4 months it’s not available in 2022 and repairs everywhere like roads , gates and no elevator makes very difficult to shift things .
And also one needs to forget the advance which one pays at start of lease as the leasing team doesn’t return most of the advance once the lease ends by mentioning that house had some damages , I have 7 of my friends vacated the flats and none of the received atleast 30% of advance .
Other than these everything else is good few things like lessening team tries their best to be friendly with tenants and gives free donuts and pet food sometimes and celebrates Halloween by giving free pumpkins for carving .
VERY VERY BAD! Do NOT live here unless you are an aspiring morning person who wants to be woken up at 7am DAILY by VERY LOUD construction noises outside the VERY POORLY sound-insulated apartments in dire need of upkeep. Bonus points if you also enjoy hearing VERY OBNOXIOUS banging noises throughout the day bc they are "maintaining" nearby apartments.
Here are some additional super fun facts about my stay here:
- SMOKERS!!! Despite being advertised as a non-smoking property, there was constant weed + cigarette smoke wafting into our apartment strong enough to WAKE ME UP. One time, we went outside to investigate by ourselves in the middle of the night and got a PHOTO of our downstairs neighbor smoking a joint by their open patio door, and management refused to do anything more than send a friendly email message to all residents which of course did ABOSOLUTELY NOTHING!!!
- Requested maintenance to fix loose hinge on door when I moved in but maintenance refused to do anything about it until the door COMPLETELY FELL OFF and RUSTY NAILS fell out of the hinges. Pro tip - GET YOUR TETANUS VACCINE KIDS!!!
- Nails securing the carpeting down in the living room were not fully nailed down so my feet always get STABBED a little if i stepped on the wrong part of the carpet. You can think of it as a wonderful complimentary foot massage every time you're heading to the kitchen.
- Screen door to balcony in the living room has glorious rips along the edges that maintenance also refuses to fix so if you like opening your patio door to get some fresh air occasionally, don't forget to give a WARM WELCOME to your friendly neighborhood mosquitos & co!!!
- VERY TERRIBLY HORRIBLY ATROCIOUSLY POOR SOUND INSULATION. Bring Tylenol friends.
There are plenty more similarly priced apartments around this area. It truly doesn't get worse than this guys - trust me.
